Estate Belvedere was built as a sugar mill in 1791 and retains its old world charm regardless of the recent upgrades. The interior showcases elements of design that reflect the quiet sophistication and are complemented by a choice selection of elegant furnishings. A modern gourmet kitchen with stainless steel appliances makes cooking a pleasure with the little added bonus of a delightful herb garden.

Estate Belvedere’s six bedrooms are sophisticated yet understated, adding to an already cozy atmosphere. All bedrooms feature en-suite bathrooms and climate control. Three of the six bedrooms are located in the main building, two of which possess a king size bed, and a third room has a queen. The three remaining bedrooms are found in the tower, with one room containing a queen bed and the two other rooms, two queen size beds, each with the added feature of direct terrace access.

Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 30 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane or specific COVID-19 related reasons as explained below). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances.

Exceptions to the cancellation policy:

Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John, a full refund less a 5% processing fee will be given.

COVID-19 Exceptions: If a member of your traveling party tests positive for COVID-19, if the USVI Government will not allow travel into the territory for your travel dates, or if the country / state that you are departing from / arriving home to will not allow travel due to COVID-19, the full amount of your rental rate can be used as a credit (with no penalty) against a booking for future dates (less than 12 months from the original travel dates).

Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands Room tax due 30 days prior to your arrival date.
