Villa Carlota is set within the exclusive gated community of Upper Peter Bay, perched 500 feet above the Caribbean on St. John’s stunning north shore. This is one of the most private and prestigious addresses on the island, surrounded by the Virgin Islands National Park on nearly all sides.
The location puts you directly above Cinnamon Bay beach, one of the most beautiful stretches of sand in the Caribbean, while remaining just a 15-minute drive from Cruz Bay for shopping, dining, and the ferry terminal. Trunk Bay, Hawksnest Bay, and Maho Bay are all within easy reach along the scenic North Shore Road.
Getting Around
By ferry: St. John is reached via a 20-minute ferry from Red Hook, St. Thomas or a 45-minute ferry from Charlotte Amalie. Cruz Bay is the main arrival point and ferry terminal on the island.
On the island: A rental car or Jeep is strongly recommended. The roads through Upper Peter Bay and along the North Shore are scenic but hilly, and four-wheel drive is helpful. Taxis and safari buses are available from Cruz Bay for day trips.

Policies
USVI Hotel Tax
12.5% hotel tax applies to all reservations. An additional 5% service fee is included.
Deposit Policy
50% of the rental amount is due at time of booking. The remaining 50%, plus the $1,500 security deposit and 12.5% USVI room tax, are due 60 days prior to arrival.
Cancellation Policy
If you cancel within 60 days of arrival, your deposit is forfeited unless the property can be re-booked for your dates. In that case, a 20% administrative fee is retained. Travel insurance is strongly recommended.
Hurricane Exception
If a named storm is forecasted to pass within 100 miles of St. John within 48 hours of your arrival, a full refund minus a 5% processing fee will be issued.
