The villa's gourmet kitchen is perfectly equipped to allow for family meals or the more rigorous demands of a gathering of up to 100 guests. Adjacent to the kitchen, is a formal dining area; 10 may be seated comfortably, and the dining table affords a delightful ocean view.

The living room provides comfy accommodations for relaxing and conversation; indirect and recessed lighting fixtures bathe the environment in just the right amount of ambiance to encourage a most convivial meeting of the minds. Just out of doors is the covered patio with a dining table for 8, along with outdoor sofas and chairs for dining alfresco, reading, or stepping away for a private chat.

The Master Suite at Allamanda Estate is more than generous, with its large custom-made wood four-poster bed and sitting area. You'll still find this bedroom a most spacious sanctuary as you enjoy the ocean vistas with all of its islets through glass sliders and windows. The Master Bath has a separate bath and shower, with discreetly placed windows that give a view to the ocean and the islands, while allowing the Caribbean sunshine in.

Three more bedrooms, each with private baths, are pleasingly decorated and welcoming, providing panoramic views. All of the bedrooms have air-conditioning, recessed ceilings, ceiling fans, and indirect lighting.

Finally, the real centerpiece of the Estate, the pool! Enveloped in lush greenery and flowering plants, the large pool is hidden completely secluded, with a stone patio and is only steps away from a guest bedroom with kitchenette. Plenty of lounge chairs for sun worshippers as well as a covered verandah with more cushioned chairs for those wishing to enjoy the pool in the cool shade.

Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane or specific COVID-19 related reasons as explained below). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances.

Exceptions to the cancellation policy:

Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John, a full refund less a 5% processing fee will be given.

COVID-19 Exceptions: If a member of your traveling party tests positive for COVID-19, if the USVI Government will not allow travel into the territory for your travel dates, or if the country / state that you are departing from / arriving home to will not allow travel due to COVID-19, the full amount of your rental rate can be used as a credit (with no penalty) against a booking for future dates (less than 12 months from the original travel dates).

Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.
