Caribbean Palm Villa features 3 master suites all with ocean views and private balconies. Each master suite is equipped with an en-suite bath and private out door shower which also have ocean views.
The gourmet kitchen also features ocean views, granite, stainless steel appliances and is fully stocked with cooking utensils to ensure you will have every thing you need to cook your favorite meal. Just off the kitchen is the great room with 18 ft vaulted tongue and groove cypress cielings and the Caribbean Sea beyond. Lounge in the great room and enjoy the view over Fish Bay and Rendezvous Bay through the 10 ft French doors that wrap the great room on two sides.
The 750 sq ft of covered veranda with constant trade wind breezes and views of 3 bays, is located one step down from the great room. The pool and the 800 sq ft pool patio are finished with genuine Chicago Pavers and located one step down from the covered veranda. The covered veranda which wraps the villa on 2 1/2 sides allows you to enjoy the 270 degree views without the sun or rain forcing you indoors. There is a built in grill, set in the native island stone work, located on the veranda close to the kitchen and the pool.
The decor of the villa is an elegant yet rustic theme which mimics a Mediterranean/Tuscan villa that has met the Caribbean. Travertine floors, tongue and groove cypress cielings with exposed beams, reclaimed Chicago Brick Pavers on the veranda and pool patio, and reclaimed barnwood custom cabinetry. All doors in the villa are 8 ft reclaimed barnwood. The bedrooms have vintage vanities and high end finishes in each room.
All rooms, including bedrooms, are accessed by an interior staircase which is much safer for guests with small children. There are cots available for additional guests. The first floor has 1 of the 3 master suites, kitchen, great room, laundry and a powder bath. The villa offers WiFi, satellite TV, fully-integrated audio system with indoor & outdoor speakers, beach chairs, coolers and purified water.
Three equal-sized master bedrooms each with AC and king beds will guarantee that each guest has a wonderful room – all with bay and ocean views. Each master suite has a private balcony, satellite television and cieling fans. Imagine taking a shower with the tradewinds blowing on you and an ocean view.
Caribbean Palm Villa is professionally landscaped with multiple natural stone out croppings and native cactus mixed in to add to the appeal of this villa. Beyond the tremendous rock out croppings is beautiful Fish Bay and the Caribbean Sea. Caribbean Palm Villa also features native stone walls throughout the entrance and the veranda.
Access is very easy just off the South Shore road. The driveway and parking area is flat and there are only 2 stairs to gain access to the villa.

Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.
