Like its neighboring villa, Peace and Plenty, Cinnamon Ridge is an expanded design that extends more than 150 feet from the house to the pool deck. All the living areas and bedrooms are under one roof, with the large pool and sundeck on the west (sunny) side of the villa in an ultra private location.
You approach the house from below and drive up to the parking area on the upper level of this 2-level villa. A tropical walkway leads to the main entrance which opens to the great room that contains the living, dining and kitchen areas. There are two bedroom/baths on the upper level on either side of the great room, and three more bedroom/baths on the lower level which is accessed by interior and exterior stairs. Both the upper and lower levels have decks that run the entire length of the house, while on the west side of the villa a large sundeck, waterfall, lagoon pool and hot tub is bordered by lush tropical gardens.
It's a 15 minute drive into or from Cruz Bay and the last 1/2 mile is a bumpy dirt road intended to discourage tourists and remain a peaceful atmosphere.
Living & Dining: The 700 square foot living room has tiled floors and cathedral ceilings with skylights and is dominated by a 20' wall of glass that provides gorgeous views from everywhere in the room. The comfortable rattan upholstered furniture seats 10-12. Entertainment is provided by a cable color TV/VCR/DVD and stereo/cassette. A tiled bar/counter separates the kitchen from the dining room which has a glass topped rattan table that seats 6-8. A sliding glass door leads to the covered main dining deck with a teak table that seats 10-14, while the west dining deck seats 6-8 on teak furniture and the table on the pool deck seats 6-8.
Kitchen: The kitchen is fully equipped with two refrigerators, a stove and oven, microwave, dishwasher, ice maker, blender, toaster oven, coffeemaker, china, cookware, dishes and utensils. There are two washer/dryers on the lower level.
Bedroom Details: Each of the 5 spacious bedrooms (4 kings, 1 set of twins) has some unique features, but all enjoy truly lovely views that you'll fondly remember. All also have screened sliding glass doors that open to gentle breezes, and cozy private decks that are perfect for evening cocktails or tranquil Caribbean mornings. Two of the bedrooms are located on the upper level while an inside stairway leads to the lower 3 bedrooms. All bedrooms are equipped with a cable color TV/VCR, and all have a private tiled bath and shower.

Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.

We rented Villa Pisa with my wife, 2 kids and inlaws and had an amazing time. The house is just a few minutes from Cruz Bay and even closer to Starfish Market, for which we went every day. The house is spotless, furniture and linens are perfect and the kitchen has brand new, high quality appliances, dishes, cutlery, etc.. They thought of everything you would need from if you were just preparing cocktails to having a large family BBQ. The sunset views were spectacular (especially from a floatie in the pool) and the grounds around this gated community were meticulously maintained. The common space was great for a nice game of pool and the gym was really nice too. We are definitely going back next year. Thanks to Nicole for being a great host.
Villa Pisa is beautiful and we really enjoyed it. The layout and the views are awesome. We definitely took advantage of the pool and would want that exact villa again if/when we return. The only negative I can think of is possibly the location (it is also a positive as well). We love the view. The only downside is not being able to walk to restaurants, bars or to the Cruz Bay area in general. That is the only missing piece. However – to get the view we had – we needed to be up on the hill.
Steve with Paris Taxi Service is awesome. I can’t say enough about him. He was always prompt and was there to pick us up on time (most always early) – with a big smile! I highly recommend him. The toy selection and delivery of baby items from Island Baby was perfect. A great service! Order food and having it delivered to the villa was a wonderful service as well.
We had a great time at Villa Pisa. Our group was 3 adults and 2 6 year old children. Villa Pisa was clean and beautiful. The views were amazing and the kids loved the pool. Its a short drive to town and the beautiful beaches. Lee Anne, our concierge, and Nicole, who organized everything prior to arrival were both wonderful. I highly recommend Villa Pisa. We will be back!
Our family of 7 just recently returned from a week stay at the Villa Pisa. Not only did the property and staff meet our expectations, they exceeded them!! We had such a splendid time. The villa was amazing. Super clean, spacious and comfortable. Nicole, our contact at the Villa, was just as amazing. She made our stay at the villa stress free. From our initial contact with Nicole to our final farewell, she was so kind, accommodating and professional. We highly recommend this property to anyone and everyone. We truly LOVED all aspects of the Villa Pisa!
We had a great trip beginning with an informative and friendly concierge to visiting some of the most beautiful beaches during the day and experiencing some very fine dining at night.Our unit was very clean with a soft, comfortable feel. The kitchen was well equipped with utensils for cooking inside and out. The location of our unit was perfect as it is just a short drive above town, a market down the street and the views are spectacular!! We would highly recommend the Villa Pisa and hope to return there soon!
