Upon entering the villa, you are immediately greeted by this panoramic view through floor-to-ceiling windows, complemented by vaulted ceilings and elegant wood beams. The open-concept floor plan and abundant natural light create a bright and airy atmosphere, ensuring all your worries simply melt away.
Step outside to one of two covered balconies, where you will find spacious entertaining spaces including a large patio table with seating for eight, comfortable casual seating, and a gas grill, perfect for al fresco dining. The kitchen is bright, open to the main living space and will have upgraded appliances and a wine refrigerator upon completion of the renovations in October 2025.

The villa boasts three luxurious king suites, each featuring new mattresses, en-suite bathrooms, and stunning ocean views. The primary bedroom offers a full-length mirror, a spacious walk-in closet, and a spa-like experience with a jacuzzi tub in the bathroom. For enhanced privacy, the primary bedroom occupies its own dedicated wing. The other two king suites offer their own privacy with access via an exterior patio, ensuring ultimate seclusion for all guests.
The loft area currently includes a queen bed with a full en-suite bathroom and a desk, perfect for remote work. Please note that the loft is currently undergoing renovations and is expected to be completed in October 2025. These renovations will transform the loft into a true private fourth bedroom with its own private entry and box staircase.

There are so many wonderful options for fine or casual dining. The owners have been spending time on St. John for the past several years and discover new delights with each visit. She also loves to take all of her guests on a scenic hike along Ram Head Trail, followed by great snorkeling at Salt Pond beach and then lunch at Skinny Legs.

Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.

Beautiful house, great community. Super close to Cruz Bay and the north shore beaches. The home is wonderfully maintained, well furnished and provides you with anything you need for your stay.
We had a lovely week staying at The Hills! This was our third trip to the island and the location was very convenient to the beaches, grocery store, and restaurants. Jasmine Villa did not disappoint! The bedrooms and family area were fresh and clean and the kitchen was well stocked with cooking utensils and such. We appreciated the cooler, beach chairs, beach towels, and washer and dryer that were provided as well. The club house breakfasts were simple and convenient. We visited the shared clubhouse pool a few times to watch the sunset and brought our cocktails in an acrylic glass from the unit. Carly was especially helpful in connecting with us and making restaurant suggestions and reservations. We would definitely stay here again!

What an incredible stay on St John we had. One week in February wasn’t enough to do all that we wanted to do and see: swim, snorkel, hike, bird, dine and best of all sail.
We stayed in a luxurious residence above Cruz Bay in Sirenusa called “Sails and Sunsets:” marble floors, huge kitchen, dining and living room, a spectacular outdoor covered dining deck with grill. Privacy mixed with elegance. The detail the owners put into the interior design was both relaxed and solid.
The weather was perfect, the sunsets, spectacular, the water warm. The clubhouse on the property even had a gym so my husband could work out and a pool for me. We bought local fish at the market to grill and then dined at Zozo’s, Waterfront Bistro and High Tide for music and mohitos. Not far away at Caneel Bay we rented a 52 foot sailboat with Captain Pat, truly the highlight of our trip. Thanks “Sails and Sunset’s” for a spectacular vacation.
Worthy of Architectural Digest!! The property was truly amazing. 180 degree views of Cruz Bay from every window. Beautifully maintained, and the help of Bobi with all information re property was fantastic. I would love to come back to this property for another vacation. We were there for daughter's wedding. It was a beautiful place for her to get dressed and ready to go to Trunk Bay for her ceremony. Everyone, taxis, tours, knew where Sirenusa was and had no problem getting around. Thanks again.
This villa is outstanding! My husband, daughter, son-in-law, and I stayed here the week of 4/18/09. You get the "WOW" factor as soon as you walk in the front door. The views from inside and out are just fabulous.

The views from the decks (3 decks) are outstanding. Fantastic sunsets. Hot tub for 4 is amazing. I'd get up at the crack of dawn and rock in the rocking chair on the deck overlooking Cruz Bay and St. Thomas. Just wonderful.
The weather was perfect the entire week. Just a short drive to Cruz Bay where we visited several restaurants, bars, and shops. And, of course, the ferry to St. Thomas was right there too.
The beaches in St. John are the best. We've been to Trunk Bay so we skipped that one this trip. We went to Hawksnest, Cinnamon Bay, Maho Bay, and Francis Bay. Loved them all but Francis Bay is our favorite.
We also took a catamaran boat trip and snorkled in Leinster bay. Loved the all day trip. Captain Joe and Charmain were fantastic hosts.
So if you are thinking of renting a villa in Cruz Bay, this villa should be on your list. We will definitely be back to this villa!
Our family of 6 stayed at this beautiful villa the week of March 27, 2011 and loved it. Everything about it is a 10. It is a beautifully appointed and maintained villa. Much better than staying in a 5 star resort.
Loved the 3 ring binder with recommendations for restaurants, beaches and things to do. We went deep sea fishing (awesome) and ate at SKinny Legs and the Fish Trap. Great recommendation to get food for the beach at Deli Grotto. Bobbie met us at Cruz Bay and was very helpful. We loved that the villa had beach bags, towels, chairs and toys that we could use to take to the beach. We also used the coolers to pack food and beverages. I used the workout room everyday and looked out at Cruz Bay while exercising. We very highly recommend this property and hope to go back in the near future.
When you walk into this Villa you are in awe of the spectacular views from every room. Not only are the views magnificent but the funishings are beautiful and there are so, so many wonderful amenities!!! The owners thought of everything.....even beach chairs and beach towels were provided!!! We loved having our meals on the lovely lanai overlooking the beautiful Caribbean with views of St. Thomas and magnificent sunsets!!! Every room has there own bathroom which is a plus when traveling with other couples. There is even a powder room for guest to use!! Our stay here was a wonderful experience and we can't wait to return to this exquisite villa and beautiful St. John.
