Pineapple is a serene, enchanting, and comfortable villa that truly embodies the spirit of Caribbean hospitality. This property stands out with its expansive 1,261 square foot covered patio, the largest among two-bedroom units, extending seamlessly from the living area and kitchen. The patio offers both shaded comfort and sunny spots, perfect for morning coffee or evening relaxation under the stars. It features a hot tub that doubles as a plunge pool, ideal for warm days. The outdoor furniture includes four high-top Polywood Adirondack chairs, two lounge chairs, and a dining table for four, creating an idyllic setting for enjoying the lush, private landscaping and the authentic sounds of singing frogs at night, all with the comfort and safety of home.
Pineapple’s layout is thoughtfully designed to provide two primary bedroom suites - one on each end of the villa. Each bedroom has an en-suite bathroom, dedicated air conditioning unit, ample closet space with built-in shelving, and ocean view. One of the bathrooms offers the added luxury of a jacuzzi tub alongside a shower, and both feature double sinks for spacious convenience. The villa has been recently refreshed with new paint and a large TV in the living area. New furniture, including a sectional sofa with Nuvella fabric, two leather swivel/glider chairs, coffee tables and a new dining room set are coming soon.
The owners have thoughtfully decorated Pineapple with beautiful Caribbean artwork, including a watercolor mural of St. John in the living room, ensuring guests feel truly on vacation. High-end linens and pillows enhance the comfort, and the kitchen is well-appointed with new dishware and even a crockpot for convenient meal preparation.
Pineapple boasts a prime, central location on the property, just a short, level walk to the Sunset Terrace. For guests traveling in larger groups, Pineapple is conveniently situated near the neighboring villas of Agave, Papaya, Gardenia, and Twilight.

Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.

Beautiful, high-end condo-like suite with full kitchen and laundry…very homey.
Resort-like amenities with condo-style villas. We had a phenomenal stay here at The Hills St. John. The property is beautiful with jaw-dropping views. Beaches and restaurants/bars are just a few minutes away.

Phenomenal villa for vacation. Beautiful, private and quiet. Central AC worked really well. We were allowed early check-in which was much appreciated. The neighborhood lost electricity for one morning and we were kept informed of the status by the property manager. Love the dipping pool. Overall an amazing place and would highly recommend.

Love the Hills of St. John. Great views, friendly staff, the villa was large with good size bedrooms, clean and very comfortable. I hope to return soon.
Everything about our stay was perfect. The villa was even nicer than in the photos, the views were beautiful everywhere, and the staff was friendly and helpful. Common areas were nicely kept and functional and we never heard the other guests. We loved having cat visitors the whole trip! Would definitely stay here again.

We booked 3 villas for a family vacation and wedding in April 2022. The villas were beautiful, the staff were friendly and very helpful and the views of Cruz Bay,, STT and all the islands were EXCEPTIONAL! We had very high expectations based on the website pictures and our expectations were fully met. We gathered poolside to party, had family breakfasts, baby equipment as needed,, wedding photos, gym workouts and private relaxing time as needed. Short car or taxi ride into Cruz Bay for nightlife and family trips to gorgeous beaches. We all left hoping to return someday. Only suggestion would be for poolside bar/food service on Sunday. Thank you to all who made our stay so perfect!!

We picked the Pineapple Villa for the two king beds. The view of the bay was perfect. Enjoyed the private dipping pool. Enjoyed watching the sunset from the patio every day.

The Hills is an awesome place to stay in St. John! Great views and sunsets! The villas are very spacious, clean and very nicely decorated with friendly employees! Great location and gated! I highly recommend staying at Villa Milan. It was even more beautiful than pictured and there is a stunning view of the sunset from the property. This was the perfect place to relax and unwind. The staff was wonderful. We will definitely return!

Carrie was amazing! She completely took care of us, helped us set up reservations with a private boat, gave us her favorite taxi driver's information and was more like a travel agent than a host.
Milan is the place to stay! We stayed for eight nights and we really enjoyed the property. The inside is decorated beautifully and just feels so luxurious. Nicole arranged our reservation and greeted us when we arrived. She went out of her way to make sure we had everything we needed. Everything you could want for they provide in the condo. We really appreciated having all the beach gear for us to use. We can't wait to return to St.John and stay at Milan. I would tell anyone they should book this place with Nicole.
The villa is the perfect getaway for the city dweller, a complete oasis. Perfectly perched over Cruz Bay, The property offers a magnificent view from every vantage point of the property whether you are relaxing at the pool or are looking for a more secluded rendez-vous on your own personal terrace or private hot tub. Even the gym is a "room with a view"! The villa Milan we stayed in was a two bedroom/ three bathroom with completely separate wings and a central living room, dining room and kitchen perfect for two couples or families. We were lucky enough to have the place all to ourselves. I cannot thank David and the property staff enough for being incredible hosts. This was my first trip to St. John and even though only an extended weekend, they helped plan out the perfect taste of the town and islands. We enjoyed being tucked away up on the hillside but just a short ride from the central part of town and the treasured beaches. Some of our favorite local spots were Morgan's Mango for some delicious local cuisine, Beach Bar where you can enjoy live music on the shore and the Banana Deck which has a killer pain killer and is good for a fresh caught lunch. But for perhaps the best pain killer of all, you have to step aboard the Kekoa Catamaran which thanks to the concierge team we were able to privately charter for the day for one of the most memorable experiences of my world travels so far.
