Cancellation Policy
We are thrilled that you have chosen to stay with us! When you reserve one of our properties, it is not available to anyone else for your dates. Consequently, once you have confirmed your reservation, your deposit will be forfeited in the event of a cancellation for ANY REASON within 60 days of your reservation arrival date, unless we are able to re-rent the property for your reserved dates (the only exceptions being a hurricane). In the event that we are able to re-rent the property for your reserved dates, your deposit will be refunded less a 20% administrative fee. We recommend that you purchase travel insurance to cover you against any unforeseen circumstances. We have partnered with Nationwide Insurance Co to offer our guests travel protection against cancellations due to a variety of events, as well as medical, emergency evacuation coverage and other benefits. Exceptions to the cancellation policy:
Hurricane Exception: In the event of a named storm which is forecasted to pass less than 100 miles from St. John within 48 hours, a full refund less a 5% processing fee will be given.
Deposit Policy
Your deposit to hold your dates (the amount due at booking) will consist of 50% of the total price of your reservation, and the remaining 50% as well as the security deposit and a 12.5% Virgin Islands are due 30/60/90 days prior to your arrival in accordance to your signed rental agreement.

Description is accurate. Very clean and updated. Nice bathroom. 10minute walk to town. Beach towels included. No windows & no view but very comfortable with easy parking. Good value for STJ. A place to sleep and rest comfortably.

great location close to Cruz Bay!
This is not a place you would likely walk to/from downtown Cruz Bay, but taxis readily available. We walked it with our luggage from the ferry, but wouldn’t recommend. We rented a car and parking was plentiful along the rail in the back parking lot with placard provided. Bed comfortable, AC great, unit clean, plenty of towels, refrigerator and large freezer to store ice, felt super safe. Biggest advantage was awesome grocery store on bottom level(ice available 10# $4, you need your own boxes or bags), Chelsea Drug Store on 2nd level (pool noodles/sun screen), Sam & Jacks deli on 3rd level just outside your doorstep (we had breakfast there everyday we stayed, open 8am, they were incredibly friendly, open air tables for eating. They have amazing breakfast and lunch sandwiches, single beer/pop/water/chips/deli salads/desserts). Entire building is quiet after grocery store closes at 8pm.
Stayed 3/7-3/12/24 The suite is exactly what it says it is! It was perfect for the two of us! Easily walkable to Cruz Bay which is exactly what we were hoping for. We even walked down to the people ferry with luggage the morning we had to leave! It can get noisy but it was never loud enough that we were bothered or unable to sleep. We would definitely stay here again. Sam and Jack’s Deli is literally outside of the suite and has DELICIOUS lunch and breakfast sandwiches. They also have adult beverages if needed! There is also a grocery store conveniently located right below the suites! And a coffee shop that serves Gelato if you want a sweet treat!
I was surprised to find that the room was in a market, but everything on the island is completely different than what I expected. There wasn’t a window with any sort of view. The window was covered for privacy, yet the bottom half had no glass so it was VERY noisy every morning. The room was very nice and clean which is most important. Over all our stay was wonderful.
Great location! minutes of waking to town, small grocery shop down stairs which was really conventional. We loved the room definitely we will be staying again.
Really nice place
We love staying at this location. It’s close enough to walk to restaurants and activities in Cruz Bay and is located just above a fully stocked market. Can’t ask for much better than that!

Clean and a great location.
While affordable compared to other St John locations the actual location was not ideal. The unit was very nice with a grocery store and small shops located within the facility but it was a decent walk to town where all the shopping, restaurants, and taxis are located.
Had a wonderful time at Suite 11.
Clean, spacious, modern with everything you need from coffee machine, toaster to beach towels for two.
Conveniently located near the center of St John right by the ferry, shopping and restaurants.
Below is a supermarket which was really convenient and next door is a wonderful deli with lots of food options for breakfast and lunch.
The apartment is located in an atrium style building and it is not soundproof. You will hear the patrons talking, shopping carts, dogs barking, birds chirping bright and early- but that didn’t bother us as we came to explore- not sleep in.
Overall would highly recommend.

Over all very happy with the place and our stay. Super convenient location and amazing shoppes in the center. The room was exactly as described, very new and sharp looking.

Extremely convenient. 10 minute walk to Cruz Bay. Very quiet after 4:30pm. I felt safe and secure with the 24-hour building security there walking around. Very clean and ultra modern! I would recommend for solo, couples, business travel.
The unit looked exactly like the photos, they are not mis representing the rooms at all. It should be known by any who rent here, there is no view from the room. No balcony to sit and enjoy an evening beverage. They make no mention of one, so again they have not mis represented anything.
You are located at the Marketplace, this will be where you return to sleep, not spend time.
The marketplace has some good offerings, a great grocery store, a truly good deli right next door, a drug store, and some other small shops.
It’s noisy in the morning, you will hear shopping carts getting returned, you will hear the morning maintenance crew arrive and talk, you will hear anything that occurs in the center atrium of the building. There was a fire alarm that occurred at 2am, it seemed to be falsely triggered by the attached office building.
The maintenance needs some improvement, shower knobs that freely turn with no operation, and the drain runs slow.
Great price for St John. Large and clean room. Great deli next door. Only 5-10 minute walk to Cruz Bay.
